I want to buy a scooter/vespa but have some questions?
Ok so I am 17 now and I have my drivers license but next year I think I want to get a scooter. I plan on going to college in a city and I would like to work so I figured a scooter would be real fun to have. So I have been looking at cheap models and I like the honda metropolitan but I have some questions. Such as how much will insurance cost me? Do I have to take scooter lessons or get a special scooter license before I can drive it? Is it legal to lock it to a tree on the side of the road for parking? How much will gas cost? Thanks in advance!
It depends on several things, where you are, local or state laws, and so forth. First, where I am from…Arkansas…anything over 49 cc has to be licensed. To license you must have a valid drivers license and now for any scooter or motorcycle, you must have passed the state test, and either a beginning riders course or the state motorcycle riders test. There is no special scooter license here, if you ride a motorized two wheeler over 49 cc, you must have an M endorsement on your license and to get that you have to do what I just stated. Insurance is another problem altogether!
You might get a rider with your normal insurance company but they will want to list it as a separate vehicle. It pays to shop around for insurance…I checked and got 5 estimates, based on my usage and the size of my bike. Prices were all over the place. Be certain to ask about a yearly rate because that can be somewhat cheaper. You will have to buy the scooter/motorcycle before you can get the insurance because they will want all the details like make, model, cc, new or used, serial number, etc and that is all on the title or should be on the bill of sale. Do you live in the city or in a more rural area. Rates are a bit less in the country as the rate of theft is somewhat lower. If you are using a payment plan rather than paying it off when you pick it up, expect to be required by the finance company that you have full coverage…which is much more expensive than minimum coverage like liability only.
Chaining to a tree depends on local regulations as to whether it is a problem or not. Best to check with the local police office about that one! My experience with gas was good with my 150 cc scooter…around 70 mpg with a 2 gallon tank. When they tell you it will get 100 mpg, ask them for what weight person! My scooter was rated at 100 and I got 70, but at that time I weighed around 280 pounds and that is the weight of an entire Japanese family…dad, mom, and a kid! LOL Just know this, you will get great mileage compared to most anything 4 wheels on the market! The Honda Metropolitan is a great little scooter, much better than the Chinese junk I bought and I still ran 8,000 miles on it in two years before it got unreliable! The main thing is to buy a name brand with a long established dealership in your area. My Chinese scooter was not even out of its 1 year warentee before the dealer went out of business! Buy quality and you can get it fixed by most shops. Buy Junk and you are on your own! lol
I personally would get an electric antitheft device put on it by the dealer you buy it from. Even chains and locks can be readily cut. The biggest problem with a scooter is most small ones are light weight enough that two adults can readily pick them up and put in a truck. Something to think about.

How To Make Huge Returns On Mobile Home Parks
When you write about mobile home park returns you always run the risk of being branded a liar, as nobody believes that you can make 20% plus returns on anything anymore. With a stock market that makes 2% a year, and CDs that make 1%, and single family homes that lose money, investors are just conditioned to expect a low single-digit return – and if you suggest more, they just discard that thinking as a bunch of hype that they’ve heard before in the days of the dot com and housing bubbles.
But the truth is that you can make high double-digit yields in MHP, if you know what you are doing. Here’s how.
You can still buy mobile home parks at a 10% cap rate or better.
Mobile home parks still have one of the highest yields of any type of real estate. A quick glance of the listings online will support this. Why are MHP so much higher yielding than the other forms of real estate? One of the key reasons is simple supply and demand – most buyers are scared of them and avoid them, event though their fears are unfounded. While many investors think of Jeff Foxworthy-type “trailer trash” as the customer base of most parks, the truth is that 1 in 10 Americans live in a mobile homes, and there are parks in which everyone drives a car like a Honda Accord and went to college.
You can still obtain seller financing at low interest rates to push your yield even higher.
While a 10% cap rate is impressive, if you pay all cash that’s all you get. But the availability of seller financing makes the yields even higher. For example, if you buy a mobile home park at a 10% cap rate, and the seller carries back 80% of that amount in a note at 6% interest, then your cash-on-cash return is around 26%. That’s an incredible rate of return. But how come park owners can seller finance? It’s because most owners are “moms and pops” who own their parks free and clear, and who are more interested in the monthly income that a seller-financed note can provide.
You can still find a bunch of ways to increase the yield on mobile home parks.
It costs $3,000 to move a mobile home from one park to another. As a result, tenants cannot leave when you raise their rents. Besides the ability to raise rents – even in a recession – you also have the ability to cut costs such as sub-metering water and sewer usage. There are probably 10 major ways to boost the income on every park, and every dollar saved or revenue created results in an even higher yield. I’ve had parks that have had – I know this sounds impossible – in excess of 100% cash-on-cash returns per year, after years of grooming the operations and maximizing rent levels.
Conclusion
If you want to hit high yields on your investments, then you need to be investing in mobile home parks. If you want to earn low single-digits – and have no capital accumulation to pay for your retirement or your kid’s college education – then stick with traditional investments such as stocks and bonds.

How much should a transmission slipping repair cost me?
My 1990 Honda Accord (automatic, not standard)has over 200,000 miles on it so I know it’s old and due for some sorta problems. My friend told me is sounds as if the transmission is slipping. When I drive it sounds funny and when I put it in park it gets stuck and wont go back into drive unless I jerk the handle. It just started about 1 week ago, I can’t have it fix until my next paycheck 2 weeks from now. I am in college and can’t afford to buy another used car or payments on a new one. I live in Houston, TX and can’t afford to get ripped off, so how much should this cost me to repair?
a couple of cheapo tricks to try. check the fluid level. lube the linkages. drain and refill the tranny and then drive it a while, repeat 2 or 3 times [ this will get almost all of the tranny fluid changed since draining does not get the juice in the torque converter] costs between $3 and $100 depending on how much fluid you need.
